5 Things You Should Do Before the Builders Arrive
AKA: Your pre-build sanity-saving checklist
You’ve got the plans, signed the quote, and cleared your schedule – your building project is officially happening.
But before we roll up with our vans, tools, and can-do attitudes, there are a few smart things you can do to make those first few days run like clockwork (and avoid hunting for your hairdryer under a dust sheet).
At ALCo Properties, we know that smooth starts make for smoother builds. Here’s your five-step prep plan – based on real life wisdom from a team that’s helped homeowners across the South East turn dreams into new built realities.
1. Pack Away the “Good” Stuff
We get it – your home doesn’t feel quite right without the framed wedding photo, the fancy candle, or that one wine glass you always reach for. But if it’s precious, fragile, or sentimental… put it somewhere safe.
Even with the best dust sheets and careful team, building sites are busy places. Things get moved. Vases wobble. Dust has a habit of finding its way into everything.
ALCo tip:
Have a pre-build packing day. Think of it like a mini house move – but one with a grand return at the end
2. Create a “Clean Zone”
If you’re living at home during the build, protect your sanity with a calm zone – a space that stays clean, quiet and untouched by tools. A bedroom, the garden shed, a lounge nook with a lamp and a kettle. It’s your safe haven while the transformation takes place around you.
ALCo tip:
Make it comfy. Add a radio, a blanket, and a sign that says “no tools allowed.”
3. Give Your Neighbours a Heads-Up
No one likes surprise scaffolding outside their window—or early morning skips clanging onto the drive next door. Let your neighbours know what’s happening, when it starts, and how long it’s expected to take.
It sets the tone, avoids grumbles, and helps everyone get through the build with their fence panels and friendships intact.
ALCo tip:
A friendly note through the door does the trick. Bonus points if it includes biscuits.
4. Sort Out Parking
Depending on the size of the project, our team may need space for vans, skips, and deliveries. The last thing you want is a last-minute scramble when the cement truck arrives and there’s nowhere to put it.
ALCo tip:
Clear driveways, chat to neighbours if needed, and check for any local parking restrictions. If in doubt, we’ll help you work it out in advance.
5. Get Your Final Pinterest Scroll Out of Your System
We love a homeowner with ideas—but once the work starts, constant tweaks can cause delays, cost more, or (if planning permission’s involved) mess with the legal side.
So go ahead, spend one last night scrolling tiles and taps. But then – commit. We promise your design is going to look fantastic.
ALCo tip:
Can’t decide between two finishes? Ask us. We’ll always give you the pros, cons and the practical advice to help you decide.

With a little prep, you’ll be surprised how smooth the start of your project can be. And with ALCo Properties on board, you can expect clear communication, expert advice and beautiful results.
